Dwelling Under Construction

The Ontario Building Code Act (BCA) outlines the regulations required for construction. The BCA requires that permits be issued for all structures greater than (108 sq. ft.) 10 sq. m. in area; an addition or renovation to an existing structure; installation or alteration of a plumbing system; including septic systems; installation or alteration of a heating or ventilation system and any material alteration to a structure.

COVID-19 - Building Department New Protocols

Due to the ongoing COVID-19 situation, alterations have been made to our day-to-day work operations:

  • All municipal buildings are currently closed to the public.
  • Building and Planning staff will remain available to respond to inquiries and assist in the processing of applications via phone and email.
  • Building Inspectors will continue to conduct inspections, but will be following a new inspection protocol given current social distancing recommendations. These changes include:
    • Building Inspectors will not enter occupied buildings
    • Inspectors will not engage in interpersonal contact at sites
    • Prior to attending sites, staff will inquire if any persons on the site or related to the site are exhibiting symptoms associated with the COVID-19 virus, have been exposed to a probable case of the virus, or are in self-isolation
    • Building inspections will only be conducted on Monday, Tuesday and Wednesday and are to be booked via building@southfrontenac.net or 613-376-3027 X2226
  • We are accepting Building Permit applications by;

Þ    Drop-box, located at the front door of the Township office - 4432 George Street, Sydenham;

Þ    Mail to PO Box 100, 4432 George Street, Sydenham, ON K0H 2T0 or

Þ    Email to building@southfrontenac.net

  • Once we receive your completed application the building inspector needs time to review the file, he will then let you know when the permit is ready and what the fee will be via email.
  • Payments by cheque ONLY; payable to the Township of South Frontenac.
  • The delivery of these services will be evaluated on an on-going basis during the evolving COVID-19 situation. Typical timelines for the issuance of building permits are not possible at this time.
  • Zoning information is available for the public at www.frontenacmaps.ca and can be viewed at home.

Soil Gas Mitigation Program for Radon

Due to the recent release of the KFL&A Public Health of their Radon Testing Study where Radon was found to be above the WHO guideline levels in 52% of tested structures and 21% of these structures were above the Health Canada guidelines. South Frontenac Township is proactively addressing radon gas in new low-rise residential dwellings through its Soil Gas Mitigation Program. This program applies to all building permits applied for after August 31st, 2019.

NOTE: Effective March 1, 2015, 2 complete sets of construction drawings will be required with your Building Permit application for major projects. For example: New construction, substantial additions and renovations. One set of drawings will be released with the Building Permit which must be kept on site during construction.
