Purpose and Effect of the Application:
The owner is constructing a house within 30 metres of Sydenham Lake. The house was previously approved through minor variance application PL-ZNA-2024-0129. They propose to add new deck areas to the house which require variances to Zoning By-law 2003-75, as amended. The first new deck area is proposed to be 16.5 square metres, located on the lake side of the house. It would be setback 7.8 metres from the highwater mark, 7.8 metres from the front lot line and 6 metres from the top of bank. The second new deck area is proposed to be 46.5 square metres on the inland side of the house, having covered and uncovered areas. It would be setback 17.1 metres of the highwater mark, 17.1 metres from the front lot line and over 15 metres from the top of bank.
