Purpose and Effect of the Application:
The owner is proposing to put on an addition on the back of the existing dwelling. The application seeks permission to enlarge the dwelling, which already encroaches into the required rear yard setback. The proposed addition would reduce the existing rear yard setback from 3.7 metres to 1.3 metres.
The owner is also proposing a new detached garage. The application also seeks a minor variance from the Zoning By-law, which requires a minimum interior side yard setback of 2.5 metres for a detached garage. The proposed garage would be located 1.4 metres from the interior side yard lot line.
