Purpose and Effect of the Application
The owner has applied to increase the area of a boathouse on Loughborough Lake. The property Is developed with an existing dwelling, boathouse with gazebo and docks. The owner proposes to construct a new boathouse in a similar footprint with a unenclosed observation deck on its roof.
The new boathouse would project 0.45m further onto Loughborough Lake and reduce the north-east interior side yard setback from 4.2m to 2.1m. The new boathouse would have a 64.3sqm (692sqft) footprint, which is larger than the 41.3sqm (445sqft) footprint area of the existing boathouse. The height is proposed to increase from 3.8m to 4.45m.
