Purpose and Effect of the Application

Requesting permission under Section 45(2) of the Planning Act to enlarge a legal non-conforming use within 30 metres (100 ft.) of the highwater mark of a waterbody (wetland boundary). The owner proposes to construct a two-storey, 30-square metre (315 sq.ft.) addition on the north side of an existing two-storey, 108-square metre (1171 sq.ft.) dwelling. No reduction to the existing highwater mark setbacks to the east or south are proposed.
